What does ABBi stand for? 

Quite simply these are the initials of the directors who set up the company. The ‘i’ stands for Investment.

 

Why ABBi Limited?

As a company we have acquired a seamless process in which we complete when selecting our new developments. We ensure that we work with financial secure developers to enable us to deliver the best products direct to our clients.

We regard out team to have our second to none knowledge of our products in each jurisdiction we operate in. We have carefully built our team and selected our working partners to give us an advantage over our competitors.

 

Why Off-Plan?

More often than not this is usually this is the most cost effective way of purchasing property. To a developer, time equals money and developers want to sell their product quickly and will therefore set their price accordingly.  It is in their interest to secure financing from investors and buyers in order to allow them to repeat this process.

 

Working closing with developers allows us to;

  • Secure below market value regardless of the market
  • Be creative with financial structures, allowing you to leverage your investment sum
  • Provide a full due diligence is provided for you in full
  • Developers purchase their building materials in bulk, therefore passing the savings on to you.
  • You can resell before, during or after construction
  • Past experiences suggest your property will usually appreciate in value during the construction phase.
  • If your property is part of a large master planned development there will usually be a substantial increase in property values upon completion of the whole development, especially if you get in early.
  • Easier portfolio diversification
  • Greater choice of properties available
 
Why Invest in Property?

I think the large majority would agree that no investment today offers the stability, simplicity and excellent returns offered by property investment. While the stock market offers high returns many investors have found it to be volatile and often dangerous if not monitored closely. Investing in property is essentially the only investment that allows you to buy with someone’s else’s money.. The Bank, and then pay them back with other people’s money…The Rent!

An investor looking to secure good returns may do very well by exercising his rights to use an re-assignable option contract (where applicable) and selling at a substantial profit prior to completion. Alternatively, a Buy-to-Let method can return reliable rental income, as well allowing the owner to benefit from capital appreciation.

 

It is well documented fact that, Property doubles in value every seven years.

Facts;

50% of the names mentioned on The Times Rich List made their money through investing in property.

A property worth just €4,000 thirty years ago would be worth around €225,000 today.

Equities or Stocks can be volatile, as with the .com crash. Property however is a historically stable investment.

 

Will prices rise again?

The return an investor receives is always subject to the market in which they have invested. A property carefully chosen in a selected location can offer returns that exceed any other investment.

For example, Over the past ten years the UK has seen an average growth of just over 11% per annum. For those who were and willing to invest further afield such as Morroco, annual returns lie between 15 – 30%.

 

Why Overseas?

Property abroad allows investors and lifestyle buyers to access a far more dynamic market than what the UK has to offer. With emerging markets the investor buyer can place a lower outlay of costs, receive rental income for a greater number of years as well as benefiting from the highest possible capital growth.

 

This is a route often taken by investors where, they visit the property during the low season period and place it for rental income during the high season. Some may chose to invest in city centres where there is a possibility for long tern rental tenants, this can often be locals offering a greater all year round rental potential.

 

Medium term investors are some of the most popular choices, this is maily off-plan or during construction phases where creative financial structures can be available for those with strong relationships. This enables the investor to receive both a rental income on the property with the management often supplied on-site facilities as we having the property usage for a few weeks of the year.

 

Buying off-plan offers both excellent leverage of investment sum and the reward of capitalising on appreciation of your asset.


Is 2010 a good time to invest in International Property?

In the current climate investors should be careful where they invest,  but for our investors who make educated investment decisions it is possible to generate high returns with a lower exposure to risk that in the usual market conditions. ABBi have worked extremely hard to build and sustain strong strategic partnerships that enable us to provide out clients with innovative investment strategies that leverage the current liquidity crisis offering high returns and low risk ratio.

 

How does ABBi generate revenue?

ABBi does not take any fees from our clients, and we DO NOT inflate prices to generate revenue. ABBi research a vast array of offered investments carefully and commission our in house researches to conduct due diligence on behalf of the company and our clients. ABBi will form a commercial legal agreement with either developer/wholsaler allowing ABBI to collect agreed commissions directly from the vendor which does not negatively effect the investors purchase price or terms in anyway. In most cases ABBI works with products exclusivity and does not offer that is not least on market neutral terms.
